Our opinion

Built in 1900, this building is unique in Strasbourg: its rococo-inspired façade pays tribute to French culture at a time when Alsace was under German rule (1870–1918). Elements like cornucopias, wrought iron, and floral carvings evoke the Age of Enlightenment. The balconies showcase the craftsmanship of the founding family.

The three distinct entrances reflect the three original uses of the building:

  1. The public entered the ground-floor shops and wrought-iron workshops.

  2. A workshop operated in the glass-roofed basement (access via the left).

  3. The family lived on the upper floors, in large Parisian-style Haussmann apartments.

Today, the property presents strong advantages for investors looking to benefit from the traditional French tax regime for real estate renovation (“déficits fonciers”).

1. First advantage: the upper floors. The layout allows vertical division into two flats per floor. Space for elevators at the front and back is already defined.
