Our opinion
7 rue des Juifs presents an attractive financial opportunity for value enhancement, through:
retail space, on the one hand,
and professional and residential premises, on the other,
either before or after renovation works eligible for the Malraux tax incentive scheme.
The commercial unit
has seen its value increase thanks to the pedestrianisation of the entire rue des Juifs and the installation of a coherent set of upscale retailers, continuing the same style as the adjacent rue des Hallebardes.
The new PSMV (plan de sauvegarde et de mise en valeur, or "preservation and enhancement plan") implemented by the City of Strasbourg, more flexible than the previous version, facilitates the maintenance of the glass roof, which brings in natural light and unifies the interior space.
This type of shop is valued on the market based on its weighted rental value, estimated in this area at around €800/m² at the start of the street, closer to the Cathedral. Rental proposals from high-end brands have already been received, confirming an annual rental income in the range of €105,000 to €115,000.
